Phase 1 Environmental Assessments

The Phase I Environmental Site Assessment is a non-intrusive study that evaluates the potential presence of contamination, and is generally done prior to purchasing a commercial or industrial property. In this assessment, if the site is found to be contaminated, it identifies the contamination and its possible extent. This review is typically required by mortgage lenders.

 

The typical process includes:

  • Accessing known environmental data bases to determine historic uses and spill history
  • Accessing historic aerial photographs, topographic maps and title history
  • Interviewing previous and current property owners
  • Field reconnaissance

 

Phase I Environmental Assessments can take from 1 week to 2 months to prepare depending on the response time for the data base inquiries.
