Sectors

110 East is a groundbreaking 23-story, 370,000 square-foot Class A office tower located in the heart of Charlotte's vibrant South End neighborhood. This site had the unique opportunity to front directly onto an existing CATS Lynx Blue Line Transit Station and Charlotte Rail Trail while vehicular access was established along South Boulevard through existing rehabilitated Jones and Manchester Buildings and on East Boulevard near the Blue Line rail track crossing. The project required multiple complicated development agreements that were collaborated, created, and approved between the development team and jurisdictional agencies to address construction logistics, construction phasing, rail closures, access easements, property land swap designations, and other regulatory requirements.

Bolton & Menk provided landscape architecture and civil engineering services, which included integrating the building with the site's varying elevations, creating unique outdoor plazas, and managing vehicular access. We designed an underground stormwater facility and collaborated with agencies to address regulatory requirements. Additionally, Bolton & Menk incorporated new catenary poles into the building's design, making it one of the first in Charlotte to have a direct structural connection with the transit system. The client's focus on sustainability earned the project LEED Gold and WiredScore Platinum certifications.
